Since 2022, the roar of MotoGP bikes has turned a once-sleepy stretch of South Lombok into one of Indonesia's best-known destinations. With the 2026 Pertamina Grand Prix of Indonesia set for 9–11 October 2026 at Mandalika, here is how the circuit has changed the area and what land buyers should know.
The Mandalika circuit in numbers
- Length: 4.301 km with 17 turns, a street-style circuit running through the resort zone.
- Opened: November 2021, with World Superbike and Asia Talent Cup rounds.
- First MotoGP race: 20 March 2022, won by Miguel Oliveira in heavy rain.
- Capacity: close to 200,000 spectators.
- Location: inside the Mandalika Special Economic Zone, next to Kuta Lombok, developed by the state-owned ITDC.
The race has returned every year since. In 2025, Spanish rookie Fermín Aldeguer won the MotoGP race at Mandalika, becoming one of the youngest winners in the class's history. In 2026 the Indonesian round moves to October, just before the Australian and Malaysian Grands Prix.
How MotoGP changed South Lombok
Infrastructure arrived first
Hosting a world championship required a major upgrade: the bypass road from Lombok International Airport to Kuta, expanded power and water networks, and a string of new hotels in the Mandalika zone. Faster access from the airport shortened the effective distance between the south coast and the rest of the world.
A global audience every year
Each Grand Prix broadcasts images of Lombok's beaches and hills to millions of viewers worldwide. That repeated exposure has helped raise Kuta Lombok's profile with surfers, digital nomads and villa investors.
Race week drives rental demand
During race weekends, accommodation across Kuta, Tanjung Aan, Gerupuk and even Selong Belanak fills up, and nightly rates rise sharply. For villa owners, it is a reliable high season on top of the traditional dry-season peak.
What it means for land around Mandalika
Demand has spread outward from the circuit along the coast. Buyers typically look at three zones:
- Kuta Mandalika: closest to the circuit, restaurants and services. Main-road plots suit commercial projects; village lots suit compact rental villas.
- Tanjung Aan and Gerupuk: hillside land with ocean views over the bays, 10–15 minutes from Kuta. Popular for boutique villas.
- Selong Belanak, Mawun and Are Guling (west): quieter bays, often with larger plots and a more premium, laid-back positioning.
Event-driven demand is seasonal, though. A sound investment case should rest on year-round tourism, meaning surf, the dry season and new anchors such as the Rafa Nadal Tennis Centre coming to Lombok, not on a single race weekend.
Tips if you are buying near the circuit
- Check whether the plot sits inside or outside the Special Economic Zone, because rules and processes differ.
- Confirm legal road access. Many attractive hillside plots are reached by informal tracks.
